Benefits of Construction Management

Initially the Client was considering a main contractor route under a design and build contract but on receipt of initial budget prices, it was clear the development may not stack up with their investors. The Client had experience of large cost and programme over runs on previous projects procured on this basis. Conscious of the quality and specification of the internal finishes in a constantly changing local market, we proceeded with a Construction Management route providing costs savings with respect of main contractors’ preliminaries, design development contingency and overheads and profit. It further gave flexibility to vary the internal specifications and layouts in line with any potential purchasers’ requirements without incurring significant variation costs.
