CM allowed works to commence on the project prior to the design being fully developed and specified, in the knowledge that the Client would need to work closely with the local authority with respect to the internal alterations and additions.  This allowed additional works to be instructed and undertaken without incurring extensive adversarial discussions on variation and associated loss and expense costs, typical of a contractual relationship.  Transparency over costs facilitated trust within the relationship and ensured all parties were working in the best interest of the Client.
